Learning about your property.

We start by talking to you about your goals and how involved you’d like to be in your property’s management. Assessing your property’s condition, we then recommend repairs and renovations/upgrades for the fastest, most profitable rental and conduct a complimentary market analysis to determine the most appropriate rent for your home(s). Through our “Fix It Up Program” we can even help with the repairs and oversee that process, removing the stress!

Marketing for success.

Padgett ensures the best tenants know about your property by marketing it on multiple websites. Because we’re knowledgeable about the features that will get renters’ attention, we highlight those features and make sure to point them out in showings.

Finding the best tenants.

Receiving your tenant applications online, our team rigorously screens prospective tenants, including doing background and credit checks, obtaining rental history and verifying employment. With that information, Padgett selects the tenants who are the best fit for your property as well as your priorities. We then take good care of our tenants so they take care of your property. With the rolling out of our new Resident Benefit Package in 2021, we’re taking care of tenants at a whole new level.

Taking care of the lease and the rent.

Remaining up to date on current landlord/tenant laws, we execute lease and necessary addendums in strict compliance with these laws. Padgett receives your tenants’ rent payments online using ACH drafts and processes payments directly into your bank account. We also collect late payments and coordinate evictions (with the assistance of an attorney). **Through our online Owner Portal, we provide you with 24/7 access of your investment information including rents collected, monthly owner statements, copies of your lease, and end of the year tax information.

Protect your value property.

The Padgett team conducts move-in as well as periodic interior and exterior inspections of your property. If something needs fixing, we handle maintenance and emergency repairs inhouse (our on-call handyman also happens to be one of our owners!) and through our network of reliable subcontractors so they’re completed quickly and cost-effectively.
